Resumo: This paper is addressed to the universe of land valuation, using and explaining of the most used methods for determining the value of this Kind of Properties. After one theory introduction, the methods used were "Comparative Market" and "Method of income" applied to a case study, limited to the council of Reguengos de Monsaraz, and applied in the case of vineyard and land for extensive crops not irrigated. The market values that form the basis of the study, were based on actual knowledge of real transactions and on prospecting transforming the value of offering on the market value through the use of a corrective factor. To implement the "Method of income" was used a update rate, within the rates commonly used to obtain value for the analyze cultures, this rate is analyzed and compared with the rate that, for the same income, should have been used to make approach to the market values. We conclude in the paper, that are other variables of value in properties, than agricultural income.
